This is an ideal package for expats or local people that want to have a flawless buying process and who have no experience with house refurbishements and/or with reliable workmen. On top of the services of the Extended package, we will provide guidance (up to a maximum of 4 hours) in the process prior to the actual renovation.
N.B.: we will provide this (extra) guidance (regarding renovation work) based upon our best knowledge, skill, experience and contacts. We are however not architectural specialists nor constructional or engineering specialists nor contruction cost experts.
Finding the right place and the right investment
When someone looks on the usual websites to find a nice property, the location, description and pictures of the house are sometimes not what they seem. Of course the houses will be presented to you at their best but the reality can be very different with regard to conditon, space and location. We know exactly which houses fit the desired profile and if applicable, may sometimes even come up with other suitable properties. Also with properties that you yourself are not able to find. Of course you can also provide us with a house that you have already found yourself and ask us to deal with this. We will do a complete research and investigate if this particular property would be a good investment for the future. It is all according to your wishes.
Viewing and Advice
In case of viewings, we will make the appointments for you and accompany you if needed. Sometimes we will go together with the client and other times the client will go alone. When you really like what you see, we will look at the place immediately to provide you with valuable advice and information.
When buying a house, emotions can sometimes cloud your judgement. We provide you with rational and independent advice on
- the investment value (minimum risk when you sell or rent out the property later on)
- the price/quality ratio (location and associated effect on value), based upon the current market
- if applicable, market value after renovation
- the general structural condition
The seller of a house is under un obligation to report. However, the seller will only disclose information known to him or her. So it may very well be that there are issues that are unknown to the seller. To make sure that you will not be confronted with any legal, environmental and financial problems at a later stage, a prior investigation is conducted with regard to zoning plans, easements, land registry details, environmental aspects and other possible issues. If any potential problems come to light during this investigation, it may very well be that we will advise you not to buy the property concerned.
To acquire a strong negotiation position, we will conduct a survey ourselves. We will provide you with sound advice on the value and anticipated purchase price of the house. Together with you, we will determine the strategy to be followed, we will negotiate with the seller’s real estate agent and we will keep you informed at every stage.
The verbal agreement on the purchase of a house is not binding. This is only the case when the agreement is recorded in a written contract. After a written agreement has been made, you will have three days to reconsider the transaction before the sale (subject to financing being arranged) is completed. We will arrange the preliminary contract of sale, to confirm the agreement between seller and buyer.
The structural survey will be conducted by an officially recognized, independent firm of structural engineers. The resulting report will contain an overall assessment of the condition of the property and advice as to which investments may be necessary in the short or long term concerning maintenance. The inspection will be carried out immediately after the verbal agreement has been made and before the three-day cooling-off period expires. It it turns out that unexpected or extremely high costs/investments will be involved, the sale may be cancelled without any extra costs, at your convenience. The survey costs (305,- euro) are not included in the package price. You will need to pay these costs directly to the firm of structural engineers yourself.
Communication with lending institutions
We will be the contact between you and the mortgage lender. Good communication helps to speed up the process, and you as a buyer will not be faced with any unpleasant surprises. We will be there for all questions and/or issues from your bank, lending institution and evaluator, while you are busy working and/or away on a businesstrip.
Communication with your notary
We will be the contact between you and the notary who will execute the deeds of transfer and the deed mortgage. We will help you to clear the answers if you have any queries about, for example, the title deed, the homeowners association, easements, a draft of deed of transfer or a notary’s completion statement. Also, if the notary itself has any questions about the forementioned issues, we will be there to give the answers or solve the problem.
Inspection on the day of transfer
The property you are buying needs to be in the exact same condition as that it was when you made the verbal agreement. Before the deed of transfer will be signed at the notary’s office, we will inspect the house one last time (alone or together with you). This is done because recovering the costs of remedying defects discovered after the transfer is usually very difficult and legal action in such a case often proves unsuccesful. We will then also record the meter readings that need to be passed on to the public utility companies.
Transfer at the notary’s office
By now the money will have been paid into the notary’s bank account. He or she will read out the draft deed of transfer, deed of mortgage and the completion statement. We will be present during the tranfer. In case there is a problem (during the inspection), we will be there to solve it. In case you have any questions, we will answer them immediately. Everything will be done for you to have a transfer as easy as possible. That way you will be leaving the notary’s office afterwards with a house that is truly yours.
Supervision of refurbishement
You have bought a house or apartment, but you would like to refurbish or extend it. So you need to find a reliable architect, contractor, painter or kitchen supplier. Maybe you also need a stylist for the inside ? That may not be easy to find ? And what about the price ? Is the price equal to the quality ?
